What Is Awaab’s Law?

Awaab’s Law is part of the Social Housing (Regulation) Act 2023. It enforces strict timeframes for addressing damp and mould hazards:

  • Investigation required within 10 working days of being notified

  • Emergency hazards (including dangerous mould situations) must be made safe within 24 hours

  • Repairs must be completed within a set timeframe (typically five days after investigation)

  • Landlords must keep written records, prove compliance, and act in a timely, safe, and professional manner
